Start and End
Offices
Contract and usage commencement: 12:00 PM
Operator’s notice period: 6 months to the end of each month, excluding December
User’s notice period: 3 months to the end of each month, excluding December
Contract end: 8:00 PM on the last day of a month, after the notice period has expired
Payment terms: Upon contract commencement, pro rata within one month (30 days/month), payable in advance, at the start of the rental, or on the 1st of the month. The statutory value-added tax at the current rate will be charged in addition to the price.
Co-Working
Usage commencement: during the booking period from Monday to Friday, 7:00 AM to 7:00 PM. Public holidays are excluded.
Payment terms: Invoice. Payable within 30 days.
Meeting Room
Usage commencement: during the booking period.
Payment terms: Invoice. Payable within 30 days.
General Services for Office Bookings
The following services are included in the monthly usage fee:
- Exclusive use of the booked office, including any furniture as per furnishing.
- LAN/Wi-Fi internet access in the shared network. A guest Wi-Fi is available for visitors.
- All utility costs such as heating, ventilation, cooling, water, electricity.
- Daily cleaning of common areas as needed. Windows (interior and exterior) and Venetian blinds are cleaned at least every two years.
- Electronic locking system via smartphone app for all authorized premises.
- Signage on the info screen in the kuia-office entrance and on the office entrance door.
- 20% discount for office users on meeting room bookings.
- Access to the user area (www.kuia-office.ch) via personal login.
- Mail delivery by Swiss Post to your own post office box or mailbox. Mail collection (for post office box) occurs simultaneously with delivery. Mail delivery by third parties is only possible during office hours.
Specific Services for Baar and Steinhausen Locations
- The weekly cleaning and the maximum number of workstations provided as per the offer are included in the office usage fee. The office will be furnished with the ordered number of workstations. If the maximum number of workstations is not fully utilized, there is no entitlement to a reduction in the usage fee. Costs for subsequent furnishing will be charged. A furnished workstation includes: electrically height-adjustable office desk, office chair, and storage options.
- Shared use of common areas such as lounge, meeting zones, mail and printer zone, cafeteria, kitchenette, phone booths, restrooms, elevator, staircase, and a shower on the ground floor.
- Multifunction devices available. Printing, copying, and scanning possible – fair use.
- The use of the water dispenser and coffee machine is also included in the flat rate.
Parking
- If the user books a parking space in the underground car park at the Baar location, a corresponding parking space will be assigned to them by the operator. In justified cases, the operator reserves the right to assign the user a different parking space with 30 days’ prior notice. Justified cases may include: the need for a parking space in a privileged location for persons with mobility impairments, the need for a charging parking space for electric vehicles. At the Steinhausen location, the regulations for outdoor parking permits also apply to the underground car park, as per section. 2.
- If the user books an outdoor parking permit, they may park within the premises in a designated space. There are no permanently assigned parking spaces. As more parking permits are issued under the pool system than there are actual parking spaces available, the user’s parking permit does not guarantee the availability of a free parking space at all times.
